Yes, foreigners are permitted to own property outright in Brazil. Also, foreigners have
the same property rights as Brazilians and will obtain a free & clear title to the
property. It is no different than owning real estate in Europe or the US. Brazil is
quickly becoming the world-leader in attracting foreign investment and immigration. There
are literally millions of foreign nationals in Brazil who own property and businesses.
All you will need to buy property is a CPF number (tax registration number) which you can apply for via the
Brazilian embassy in your home country or here in Brazil. This number is required in order
to legally identify you for title purposes. The CPF is an important document required for
anybody, Brazilian or non-Brazilians, who wishes to buy real state or open bank accounts

You can stay in Brazil for 90 days on a tourist visa. However, this can be extented
locally in Brazil for another 90 days totalling to 180 days per calendar year.

Do I require a CPF number to buy

The cost of property ownership in Brazil is a fraction of what it is in the US or in
Europe. Average property taxes for a home in Brazil will run between $150-$350 annually,
depending on the declared value of the property. Residential insurance to cover everything
from fire to theft, with the maximum coverage and minimum deductibles will run between $50
to $100 annually. Total utilities, including electric, water, gas, etc should run an
average of $45 - $80 a month.

Title Insurance is an insured statement of the condition of your "title" or
ownership rights to a certain piece of property. A title insurance policy describes your
property in detail and states what limitations, if any, there are to your ownership.
Most importantly, a title insurance policy guarantees that the property you are purchasing
is free of undisclosed liens, confusion in the rights of ownership and other clouds on the
title. In short, it guarantees that you own the property for which you bargained.
This is in effect two policies in one. One provides coverage for legal expenses to defend
title. The other provides for reimbursement in the event of a loss.

investor to buy a policy insuring an investment in a foreign country, and to know that the
coverages will be interpreted under the local law identified in the policy of either
Canada, the United States, or the United Kingdom. The policies can be used in the approved
country, and their language is straightforward and clear.
Most importantly, the process is simple, because you can purchase a First American
International Title Insurance Policy at home, rather than the country where the property
is located.
FIRST AMERICAN TITLE is one of the
largest title insurers in North America and is publicly traded on the New York Stock
Exchange.
Before a policy is issued, the title company or one of its agents conducts a search of
public records, maps and documents. Only after collecting, examining and interpreting
appropriate records is a policy issued insuring the condition of title.
Besides describing your property and spelling out any recorded limitations on your
ownership, a title insurance policy sets forth in clear terms what First American Title
Insurance Company will do in the event that a flaw in title is discovered or your rights
of ownership are challenged.
